Australia’s property market is not moving in one single direction. Some markets are showing stronger performance, while others are moving more slowly under the weight of affordability pressure, interest rates and changing buyer behaviour. For investors, this makes one thing clear: understanding the fundamentals behind each market is more important than simply following national headlines.
According to Cotality’s April 2026 Housing Chart Pack, Queensland and Western Australia have seen home values more than double since 2020. One of the key reasons behind this growth is the gap between population growth and new housing supply. In both states, the number of people moving in has outpaced the number of new homes being completed, creating stronger competition for available properties.
This is a useful reminder for property investors. Growth is rarely random. When demand rises and supply remains limited, property values can receive stronger support over time. However, this does not mean every fast-growing market is automatically a good investment. Investors still need to look carefully at location, affordability, rental demand, infrastructure, employment opportunities and long-term population trends.
Population Growth and Limited Supply
Cotality’s analysis shows that Queensland accounted for more than 25% of national population growth between Q1 2020 and Q3 2025, but less than 20% of dwelling completions. Western Australia also recorded a similar imbalance, with nearly 17% of national population growth but only 10% of completed dwellings.
This type of supply-demand imbalance can place pressure on buyers, renters and local housing markets. When more people want to live in an area but there are not enough homes available, competition can increase. This may contribute to stronger property values, tighter rental markets and shorter selling periods in selected locations.
For investors, these conditions can highlight potential areas of opportunity. Markets with growing populations and limited housing supply may offer stronger long-term fundamentals, especially when supported by employment growth, infrastructure investment and lifestyle appeal.
What This Means for Property Investors
The key takeaway is not simply to buy in the fastest-growing state or city. A smart investment strategy requires a deeper look at the numbers behind the market. Strong population growth can be a positive sign, but it needs to be assessed alongside supply levels, property prices, rental yields, vacancy rates and future development pipelines.
Australia’s property market continues to reward investors who take a research-led approach. Rather than chasing short-term trends, investors should focus on areas where long-term demand is supported by clear fundamentals. This includes looking at where people are moving, where homes are limited and where local economies can continue to support housing demand.
