Australia’s rental market is showing an important shift. Rents remain high across the country, but growth is no longer moving evenly in every location. For property investors, this creates a valuable reminder: rental demand is not just about high prices, it is about understanding where people want to live, what they can afford, and whether supply is keeping up.

According to Domain, rents are holding at record levels across Australia, but rental growth is beginning to plateau in most cities, with the exception of Perth. The Gold Coast has also emerged as Australia’s most expensive rental market, with a median rent of $900 per week, while Sydney remains the most expensive capital city for house rentals at $750 per week. Domain’s reporting points to a market where high demand and low supply are still pushing rents upward, but affordability pressures are limiting how much further renters can stretch.

Rental Demand Is Still Strong, But Affordability Matters

For investors, tight rental conditions can be a sign of strong tenant demand. When vacancy rates are low and rental supply is limited, well-selected investment properties may be better positioned to attract tenants. However, high rents alone do not automatically make a market attractive.

Affordability is now becoming a key part of the story. Domain notes that some renters are adjusting their behaviour by moving further from city centres, choosing units over houses, sharing with friends, or moving back in with family. This shows that rental demand is still present, but tenants are becoming more sensitive to price.

That matters for investors because sustainable rental performance depends on more than headline rent figures. A suburb may appear attractive because rents are high, but if tenants are already stretched, future rental growth may slow. Investors need to consider whether rental demand is supported by local employment, lifestyle appeal, transport access, population growth and a realistic tenant base.

For property investors, rental market trends can be useful signals. They can help identify where demand is strong, where supply is limited, and where tenant behaviour may be changing. However, a smart investment strategy should always look at the full picture, including purchase price, rental yield, vacancy rates, holding costs, capital growth potential and long-term market fundamentals.

Australia’s rental market continues to show why research-led property decisions matter. The right property in the right location can support long-term wealth creation, but investors need to understand both the opportunity and the pressure points within each market.
